Right of Way Coordinator
Coates is seeking an experienced Right of Way Coordinator in Newark, NJ, preferably with experience in electric transmission and distribution right of way projects. The successful candidate will be assigned to client's office and responsible for day-to-day real estate duties.
No per diem is available for this in-house position local to Newark, NJ.
Local candidates preferred.
This position requires 1-3 years of hands on experience dealing with Commercial Real Estate Management and Transactions. The ideal candidate will be a highly motivated self-starter familiar with Deeds, Easements, Leases, Licenses, Permits, and Title Standards. A familiarity with Railroad Permitting is a plus. This position demands superior written, verbal and organizational skills. The ability to function as a member of a team and as a direct point of contact to co-workers, leadership, governmental representatives, and members of the general public is essential to success in this position.
Supports the Corporate Real Estate (CRE) team with assigned projects such as: team meeting and project correspondence, various administration tasks, tracking of project deliverables, dates and monitoring of deadlines
Serve as Liaison between all aspects of a project including Real Estate, Project Management, Engineering, Surveying, License and Permitting, etc.
Provides regular and timely reports highlighting variances as they arise to ensure proactive environment
Review and drafting of Right of Entry Agreements, Letters of Intent, Contracts, Approval Requests, Permits, Easements, and Licenses
Updates necessary tracking system(s) such as the Real Estate, Transaction, and Railroad Trackers to ensure that project status is maintained with complete accuracy, including third party management systems
Creates and distributes correspondence and trackers relevant to the team, projects, and senior management (internal and external)
Assists with administrative preparation for various meetings with the CRE department.
Communicates all issues to management prior to reaching critical status
Develops and maintains accurate and complete files for projects; continuous monitoring for integrity and completeness
Provides ad hoc reports as requested by team members, project teams, and leadership as directed
Provides additional administrative support as required
Maintain and develop process improvements and training methods for primary functions of role
Process payments to various outside parties using established internal procedures submittal to Property owners, Railroads, Municipalities, State Organizations, etc.
